Belinda Duhaney Thing is he is on to something. Most Real Estate lawyers knows how it works. Most of the good lawyers want all parties to know the deal even when it is a double close. Shoot most informative cash buyers know that it could be a wholesale.

Good thing I kinda have a partner in this. I know what zipcodes to attack for wholesaling some of these. However it doesnt hurt to own one or two of to flip.

Funny you say that because I am trying to do that myself. Im just waiting on my approval to go through. But if that fails then I have to wait it out and improve the score some more. Im not at that sexy 700+ yet im in the mid 600s. Trying to get that "203K" loan

I don't think I have the patience for rehab. Right now my main strategy is to buy and hold duplexes/triplex or possibly quads. But the first step is to get approval for my mortgage. I'm going to buy a duplex with a 203K or so and live in it while renovating the lower level and make it as sexy as possible for my prospective tenant. I'll live in it for a year or so and the tenant rent will pay for everything (taxes, insurance, mortgage, vacancy/repair/reserves). Every so often I may pay upto $850/mo on top of the payments from the tenant rent to pay it off alot sooner. Most likely I would like to pocket 20% of the rent to pay off my car alot sooner.

Christina R. Glad I can be one. It was a tough road but I definately need a drill gun and need to make the "company" official by going to preston st. I have everything else: Flash light, gloves, camera, cell phone, digital laser measure.

I'll keep this updated for each one I actually sell. I dont want to be the one that never closes nor gets it done because the profits isnt "big enough". I rather be the one that closes each and every time or at least 80% of the time. Baltimore is a very small market and word gets out quick on when a wholesaler dont get the job done. My max I would like to get is 6K per month. As long as I get that average im fine.
