Jeez now I regret going to this thing even more. For crying out loud I am not getting emails from almost every person that was “teacher” sighes. DELETE THEM ALL lol

Actually they move pretty often. Unless the tenant is one of the retired indiviudals whom is collecting their pension and SSI they are moving alot.

As long as you screen your tenants then you’re good. When it comes to section 8 it can be tricky. But as long as you do your due diligence; by contacting the prior landlord to see if they are making their payments on time per month. If that person can’t even pay $50/mo on time why do you think it is a good idea to have them as a tenant? Seriously think about that.
Also pay attention to see if that tenant has paid their water bill on time. In many circumstances that is their highest bill. Baltimore can typically be $120 quarterly sometimes more. If they can’t pay that on time why do you think they should be a tenant in your property? Save your headache and screen them like you would anyone else and stop focusing so much on the money you may get.

Dulaney was a recommendation by some investors I've ran into. The same was said about King title from Alan at MAREIA. Mitnick was from the buyer I am working with. I was also suggested to look at Lakeside Title by another investor.

To my knowledge for title companies I dont think so. This past class were focusing on "making offers on acquring properties to resell for rehab". Will be implementing this since Ive seen a duplex that I would like to acquire for myself.

King Title
David Pierce
This is the title company many hard money lenders insist you use. He totally understands investor deals of all types. However he is very conservative and may not be able to insure some deals.

Dan Harvey
Cotton Duck Title
We recently had a deal David Pierce wouldn't insure so the hard many lender allowed Dan to do the title as long as David did the loan docs. Dan was my number 1 guy but he can't insure a tax sale deeds so we have to go elsewhere for those.

Me personally I would wholesale them each individually. However it doesnt hurt to say that it can "come as a package deal at a discount"

I have another question. New buyer wants to use his lawyer to settle but he doesn’t mind placing the escrow money in the title company I am working with. Is that fine? Does this typically happen?

Nah I dont have any thing to "hide". Im assigning the property for a fee.

Not as many as many want to preach about. It is about 300 as of right now. I did get a few calls for numerous properties that I didnt bother in placing under contract. Right now Ive talked to about 10-12 sellers. I couldve placed them all under contract but some of them wasnt going to work out. My very first call was a seller whom wanted to get rid of 6 of his houses. He wasnt as motivated as he claim. For example why should anyone pay 15K for tiny 750 SQFT house that is being used for "storage" for all of your contractors work?

RIght now my DM is pretty tight and strict. I am not blinding sending 1500 letters. I would drive or walk on a block and pay attention to details of a certain block and write or stash the "distressed properties" on my cell phone. Now since I have a logo now and a printer I'll start a serious mail campaign of expired listings near the markets of colleges.

Well I have another pending agreement. Did have to lose some of the money to make it work but the point is I have a deal and delivered. So fingers crossed on this one and the buyer dont back out this time.
