Right now I have a pending assignment agreement. It feels great. The buyer called me on thursday with questions and I was honest with him about the property needing a full rehab. When he stopped by the property he called me back as early as 8am asking that he wants it. I was like HOLY !@#$. We met in the middle and mang he is jumping right in among tons of properties being in rehab and being placed up for sale. One of the few boarded up properties on that block I had under contract. Gentleman drove from VA to buy home in Baltimore. I have to tell the bad news to a couple of buyers today but the great thing is I notice posting on CL is a waste of time. Every call Ive obtained was based on me just mailing letters out to recently purchased homes by investors with the last 6 months. My phone was ringing off the hook for a week.

I didnt feel like working at my office todayLOL . I was standing tall and proud. It was tough too. Writing all of those letters. Answering calls while I was at work. A couple of my first calls I was a nervous wreck. Now my confidence has sky rocketed. WoW. My confidence was improving alot as I was reading through posts on BP.

Congratulations Jamaal Hunt

Soon you'll be telling stories beginning with, "...back in '13 when I closed my first deal..."

I agree with Bill Gulley - cultivate potential buyers... "This property was snapped up as soon as I could offer it.... and I'm sure I can quickly find another for you".

Well done.

Sam
