This past saturday, I've printed out the checklist and I was in Home Depot for at least 4 hours lol. Other than being bugged of the sales staff in the kitchen sales floor it was an enjoyable. However I was getting tired and I was starving too. I've left doing as much as I can grabbing samples and among other things. I may go back or check out online it was a treat on how much fun it was.

My phone is buzzing like their is no tomorrow now so I need to review my findings and make it work. The recent REIA event gave me a better idea on the average cost of repairs based on SF. (Baltimore has tons of rowhomes so you'll kinda have an idea.)

No you would go to one of the cashiers and obtain the book. I did the same mistake too. Unfortunately my funds are just too low to really make that serious splash. :(

How would wholesalers get around this? Would we get in contact with the buyer we have in mind and ask them? I guess the line of "i'll get my acquistion officer"

Hello

Some of you may have read my last thread about the "pending assignment" I had in the works that led to a sale. Well it has been a while, and I have talked to a few sellers still with a bit nervous thing going. This time this last call wasnt as bad as I thought. I should've negotiated harder but I still felt good about it.

I finally had the courage to offer again. The property is a 2BR/1BA 780 SF TH with a partial basement and property needs work. The owner is kinda motivated since his legs was amputated and he had no choice but to move out. He moved out a few years back. Thing is the properties in the surronding remington area are selling around 40K at the most for an investor. It depends on how much work is needed. To add according the comps the highest "renovated" was for 109K. This comp was 3BR/1BA 1044 SF home. (Yes it is an extra Bedroom but I was focusing more on the SF of homes).

To add 2 other comps in the area were sold for 75K each and fully rennovated. So of course a person didnt have to much room to work with. Both are 2 BRs.

Thing is however a major developer is working on the 2800 block of remington and the property I am working on is well not even a block away. It is litterally a short walk to where the renovation is happening.

So lets get to the good stuff. I just got off the phone and well I started stupid silly low to see his reaction. 15K was the offer. He wasnt pissed so he declined. I offered a couple more times and stopped at 35K. Basically I am trying to stay away from what a few investors have paid which is 40k at the max.

Even though I felt good but im a bit uncertain. The owner did "like" and he'll "call me back".
Typically either:
"A" he is brushing me off
"B" he needs to talk to his wife.
"C" may have already received another offer.

Since a few others have a journey thread I guess it is my turn.

Well once you're settled in you have to come to the Next Baltimore REIA event. It is almost a must. I usually attend the "general meetings", strategies IRA, and now I go to the meal and deals depending on the topic.

Are you still in the Baltimore area? It looks like you'll be at the "Main Event" at Baltimore REIA. I wish I could attend to meet a person whom is very positive about their experience but I have another engagement. The REIA is great and many of the "big players" in the baltimore area is apart of this. There are some great wholesalers (im still new and learning but i want to be go to guy some day). If you're joining I suggest you bug and get to know Bill Fell.

I am always interested in chatting with other "rookies" too to learn what they have and I'll share too.

I'm bAAAAAAAAAAAAAAAAAAAAACK.

All jokes aside the journey has been quiet lately. Right now after using my profits. Ive opened up my business account, obtained quickbooks and yes it isnt alot of them (purchased 600 stamps), external hardrive, mailing lables and recently obtained the BP book by J Scott so I know it'll be a good read. I didnt have a chance to go through as of yet.

I know yellow letters is the hot thing to do right now. But me personally I want to stand out. There is no point to pay for a logo, and not use it when I mail letters. So I handwrite the envelope but everything else is typed.

Reason being is even though I have obtained calls but I have also obtained just as much success in calls from typed letters just as "personalized".

For additonal news I was offered a chance to be apart of the board of a Real Estate non profit.
