I have a pondering question. What are the typical problems and issues that may arrive if by so chance that through a quick title search that there is an outstanding balance? Does that prevent the deal from closing on a wholesale transaction?

I am asking since there are two properties I am pursing that is in the “hot” belair Edison here in Baltimore. I really want to snag these but if it has to come to obtaining the entire block of where both properties are then so be it to avoid problems.

Sorry but this world isnt free one cannot get any type of housing at all for free. It dont work like that. You know this. No excuses made. Evict the tenant at all costs. If one cannot pay $500/mo then it is time to go.

Let this same tenant done the same with one of the larger multifamily establishments that has over 100 tenants. This young lady wouldve been out the door weeks ago. Im telling you many of these tenants are taking advantage of the small time mom and pop landlord. It should be loud and clear pay rent on time or you're out the door. It cant get any more simpler than that

Tanya S. No problem I am currently a member of the Baltimore REIA. Ironically they were actually teaching and answering questions. You actually got something out of it. For example one of the panel brought the suggestion of tenant screening to the point of checking up on their past history of water bills where many landlords in baltimore have a problem with.

Joshua Dorkin Yep they all were struggling trying to "teach" at times I've heard "my students". Now the only one Ive placed consideration was the lawyer and her entity structure packet or something of that nature. But again I held my wallet tight. I was curious in what the wholesalers had to say but i had a feeling the same thing too.

The only good thing was the raffle to get some of the products for free.

I am trying to figure this out. I understand why there is an advantage but why not provide a seller acknowledgement form on top of the purchase contract stating that you are placing the property up and have plans to make a profit? Or better yet instead of focus on the homerun all the dayum time why not get singles/doubles. Get on base. I rather have small amounts made from each deal and have tons of property sold than a small number focusing on the homerun. You'll gain more credibilty that way making volume of selling 2-3 houses a month and making 3K per deal. Im not in the mood of creating a LLC to sell to another person. Im not in the mood of "trying to hide" my profits.

Missed out on the meet up :( I came in kinda late. Ran into Ned for a brief discussion of the property I am working on. Pretty much held my checkbook hard and strong rofl. The only investment to the business I purchased a printer later on.

I guess I'll make this my "update" for my journey as a wholesaler. I wonder is there a way to change the thread title?

Anyway I had another seller whom is motivated. We've been emailing a few times since mid march and he finally had the time to give me the info. I wasn't rushing him I wanted him to feel comfortable. Well he finally came through. So there is a chance for me to have another under contract.

Also there could be a 3rd since I have talked to a seller whom had a stroke and is having a hard time being a landlord. I stepped back off this since the property rent is a bit on the low end at 589. I did talk to a couple of buyers and they said the same thing. Too low. The rent just kills it. The only good thing that there is a tenant in the unit. An agent whom is familiar with the area gave me a honest heads up.

Now that I have a contractor to rely on thanks to the CPA I am planning to have apart of my team. CPA, contractor, realtor, title officer. Bam

Thank you Yes you can do want you want but why? Whom are you trying to impress? I'll own up that fast food is killing me. It has come to a point that removing fast food will save me and my growing business. I just have to say no completely. It isnt working out.

Right now for cash flow. I place a focus on the expenses I have to pay per month to be included in the offer. If there are any repairs I include that too.

Update!! I convinced the seller to lower his price a bit and is willing to extend but it is pretty much based on the new buyer by Wednesday. They are interested but I'm unsure on what there offer would be so here goes GULP
