@Alanna Schroeder  does myVR have pricing software (i.e. beyond pricing) included or does it integrate with pricing software?

@Artie Shau  I have two properties on airbnb.  They have both done surprisingly well.   One is a bit more of a job than I want it to be but both are grossing at least double what they would as a long term rental.  The thing I've been really surprised by is the wide usage of short term rentals.  I honestly don't use homeaway or airbnb often but many people do.  I get guests that vacationing, visiting family, business travel, conferences etc.

Henry, 

It may be worth looking into short term rental opportunities with your primary residence as well. You could even attempt to find a place with a mother-in-law suite as well.  Just something to think about.

@Rick Pozos and @Nick Disney have one that is the 2nd wednesday of the month

 SOMOS Real Estate has one that I believe is the 1st tuesday of the month.  Is this that correct @Ernest Fernandez ?

@Jonatan Barbera has one that I think is the 2nd tuesday of the month. 

There are a handful of others as well, i've been to three listed above and have enjoyed them.

@Alexi Schreier  I would say it's still pretty close.  It seems like there has been more growth toward the south of the city.  The difficult part is that even with these descriptions which I think are pretty good and accurate, segmenting by zip code is still a bit flawed.  Some of these zip codes contain drastically different values (i.e. east side dignowity hill, etc).  A lot of this can be seen with historic districts too and some of those are a single street in a neighborhood.

I also think you could get great value out of visiting some of the markets you aren’t interested in once you get that list down to 2-3 cities.  

I met up with an out of state investor last year who narrowed his list to 3 cities and then visited each of the cities for 2-3 days and looked at properties, explored the city, and met with investors.  It seemed like time well spent. 

If you coordinate those trips right you could even go to some local meetups. Just some thoughts.

Hey Henry, welcome to BP and San Antonio.  SA is a good city, I think 1% would be achievable for the areas you mentioned.
