Hey John,

As mentioned above San Antonio does have a new ordinance regarding short term rentals if actually goes live in a few days (feb 11).  

The permit was a surprisingly easy process, but it does establish density requirements for neighborhoods among some other things. 

I have one short term rental and have another that will go online soon. My experience has been good for the mosf part. You get some good people and you get some bad people.   There is decent money in it but it’s work.

Also, a little more detail. 

The first is on the SE side of town in pecan valley and is a 3/1 with an efficiency in the back. The 3/1 is airbnb and the efficiency is a long term rental.  I like the potential with the Airbnb combined with the consistency of the long term.   I’m a fan of finding single families with mother in law suites. 

The second was my primary residence and is a 3/2 that was built in 1928 and has been rehabbed and is in LA Heights.

Hey Heather,  

I definitely agree with Nick on the exemptions, if the property has been a homestead for many years it will likely have lower taxes do the limitations on increase.  Also, a thing that could compound over time and make a difference is disputing the property tax assessments annually.  In the neighborhood association I'm active in there is always a lot of emphasis when BCAD releases the annual taxes on disputing or hiring someone to dispute the increase.

Hey Alexis,

I did  all my courses online through the most inexpensive site I could find. However, one of my friends recently finished up at SABOR and he enjoyed it.  Of course the content is dry and can be boring but he gained a lot from networking with class mates and instructors and I kind of wish I would have done it that way.
