I would be sure to look at the property  taxes for the location too.  The property tax rates vary quite a bit depending on where they are on the city from 2-3%.  Also year of year property tax increases can be quite significant.  Just a few things to think about.

@Rick Pozos and @Nick Disney have one that is the 2nd wednesday of the month

SOMOS Real Estate has one that I believe is the 1st tuesday of the month.

@Jonatan Barbera has one that I think is the 2nd tuesday of the month.

There are a handful of others as well, i've been to three listed above and have enjoyed them.

Hey @Alex K.

If you want to message me the address and some info on the property I can look into for you.   Some properties are hard to find good comps for and I get that but it seems like the agent would be able to provide a little more insight to the value. 

And I would just want to make sure you knew what you were buying as far as the property and the area it’s in. 

In San Antonio, you can find properties that meet the two 1.5-2 percent rule but that’s not usually the full story.  I remember seeing a triplex where the rents were 2% but then looking at the property I found it was a single family that was split into three pieces, it wasn’t permitted multi-family, and none of the additions had been permitted when constructed, and the owner was paying over 800 a month for utilities.

@Benjamin Vail good deal.  When I spoke to them they told me about their rehab loans too, but it doesn’t sound like they have any streamlined process that allows you to get a rehab loan and then refinance into their mortgage.  It sounded like they were completely different processes.

@Benjamin Vail I appreciate the detailed response! The property I'm thinking about I would be able to be all in about 70-75% of ARV. Does RNC Capitol offer similar products? And was the 75/25 you mentioned at 5.9% was that with Host Financial or RNC Capitol?

I'm trying to make BRRR and Airbnb compatible. On the topic has anyone used Host Financial. I spoke with them yesterday, and they do 30 year mortgages based on actual or expected short term rental income.
