-BRICK BRICK BRICK only

-Warranty Deed (never QCD)

-make sure the block is decent (minimum vacants, owners vs rentals, pride of ownership)

-check back water and delinquents taxes (https://pta.waynecounty.com/Home/PropertySearchhttp://www.detroitmi.gov/dwsd)

@Juan Rosado I agree with @Caleb Heimsoth Find an agent who owns/invests, you will see light and day difference. You want someone who can tell you from experience whether their own or their clients own

@Rocky Pe Benito you would be wise to spend more time researching the opportunities here in Detroit.

I have a standing offer to anyone on BP to call me out with deals here and compare.

DETROIT HAS THE BEST (low acquisition cost vs cashflow from rental) of any market. The same can be said for flips however those are more strategic and need some skills and insights to find the right areas.

I am here to help.

For example. I bought a property for 1k and rented it for maybe 1.5 years at $1,100/mnth (I maybe put 5k into it)
