@Chris Barr@Christopher M. @Jamiel Strickland you could add another list of 12 areas to that list and there in-lies the challenge with Detroit, there are so many areas, so much inventory, over so much land it can be daunting. Where does one even start?

First congrats! because you have found the best city to invest in. 

We have found it best to let the investment strategy and returns desired drive the area.

If you are seeking flips, some of the more well know (which you listed) are good areas to start

However if you are seeking appreciation there are others, cashflow yet others, low acquisition even more.

If you share your investment strategy ( roi goals, cashflow or appreciation) happy to give further advice, resources, experiences.

@Gaurav A. if we had to guess what people where thinking when they design or rehab homes we would be mind readers. I would definitely take a peek behind a few of those panels.

@Oren K. what drew you to that area in the first place? Whats you investment strategy? You have some good and a little misguided information on here, but it first of all depends on your investment strategy which I don't recall you sharing. You definitely need to know your strategy which will drive the area and type of property you seek out. 

We used to tell prospective investors to stay clear of Dexter and Linwood, but in the past year or so have seen alot of activity and the development from CBD has spread which is affecting these areas now. You are well advised to be looking at the area now, unlike someone said it maybe to early, give it a while, I disagree, you want IN NOW while prices are depressed so you get ALL the appreciation.

We are currently rehabbing a 20 unit apartment just off Linwood (Linwood and Grand) for a client (he purchased against our advise, and is paying for it dearly but he will make it out ok eventually) DON"T BE LIKE HIM, get wise counsel and take their advice.

@Rotchil Noel I am reaching out to all military regarding the benefits of their VA Home loan benefit. 0% down, can buy multi units, alot of service member are not aware.
