Hello Hardeek welcome to the D.

This is first I've heard of COTS "managing" properties,but hey I guess it was bound to happen to fill the gap.

My experience  with COTS in past was same as any other shelter or temp housing type agency, great resource for pool of potential tenants but you still MUST SCREEN everyone and have a process (or your prop mgr) that screens out the headaches.

Be careful not to buy someone else's headache,unless that's your goal of course.

Invest wisely. Goals first, then actions.

I agree with Christian, initially I said why the heck is COTS managing but I bet that term is used loosely at best.

Hi BP! Fairly  new to BP and first post.

I have a investor client who purchased a deed at sheriff sale, owner has moved out and now investor wants to accelerate redemption period to clear title so we can sell property.

We know there needs to be a "Notice of Abandonment" posted on property and sent to previous owner at last known address, then Affidavit of Abandonment filed.

Has anyone done this in Michigan?

Where did they find the Notice of Adornment form that they mailed and posted?

I agree with the MF vs SFR model. Strongly!

-multiple income sources

-all things under one roof

-less concern for vacancy and loss of income

-on and on....

With that being said I am working on getting into larger Mf's units as investments myself, currently have multiple 2 Family Flats.

I actually have some 2 family flats that may be exactly what you are looking for (near Midtown, the New Midtown area). They are in the middle of rehab now and depending when you plan to be here they may be ready. If not I have partners who have others that are available.
