@Joseph Abbott,

I believe anyone (Open challenge) would be hard pressed to find deals as sweet as here in Detroit.

With that being said I totally encourage you and folks to work on Detroit deals from wherever you are.

I have to say for best deals.PERIOD.Detroit MI However you have to have trusted folks on the ground here, can't do it remotely.

@Delmas Edwards I agree it will be a challenge. Heck we have challenges at 50% LTV on cash outs here in Detroit, but times are changing.I never say never. PML will be your best bet. Maybe wise to sell for a decent profit and move to the next deal. We buy low and sell a little higher to raise a little capital quit often. Hit me up if I can help.

@Ryan york I have to agree as a 14 yr investor in Detroit and new to BP. When I heard about the 1-2% target for cashflow on rentals, I thought literally that's "all day" in tha "D"

Hi Jeff,

I am an investor and broker in Detroit. Alot of my clients and partners (myself included) are divesting of multiples and leveraging in HOT areas, 2 familys at the minimum and ideally larger units

I often host investors on day trips to Detroit and give then tours and insight into what projects we are doing and whats available in the area.
