Thanks everyone, @William thank you I will try that wraparound strategy, but my question is what kind of expert knows how to do a wraparound refi? Can I call a bank and tell them I want to wrap two of my loans into 1? Or do I need to hire a real estate attorney?

I was recently told by a mortgage banker that banks has capped the amount of properties a individual or a LLC could have open mortgages to four, three investment properties, and one personal residence.

Is this true? 

What are some workarounds for this?

Anyone know any real estate investor friendly banks in Georgia?

Great suggestions please keep them coming, @ Gerald, I'm trying your suggestion to see if there are motivated sellers with desirable property in my area. @ Elizabeth you are absolutely right I am pre-qualified/ pre underwritten with 5% down thanks, and @ John thanks I have about 3 months of no renter funds saved, i will crank it up 3 more months. Big but here I am looking to see if there are anymore no money down options, if not I will begrudgingly use my own money versus OPM. Thank you all again.

I own three properties and I'm looking to buy a fourth with 0 Money down like I did the other three. At the moment I'm capped at two VA properties and can't obtain any more VA loans. I have one FHA loan and I was told that I can I can't have more than one FHA loan at a time.

Is anyone aware of any other loans I can apply for instead of conventional which require a down payment?

I agree with Bobby & Todd, look to replace them they already have in their minds that you can be taken advantage of. Always replace the headache tenants .
