Capped Out All My Non-Conventional Loan Options

I own three properties and I'm looking to buy a fourth with 0 Money down like I did the other three. At the moment I'm capped at two VA properties and can't obtain any more VA loans. I have one FHA loan and I was told that I can I can't have more than one FHA loan at a time.

Is anyone aware of any other loans I can apply for instead of conventional which require a down payment?
