I’m looking to exit the Airbnb business, and would like to lease to Assisted Living Facilities, nothing bad about Airbnb, it just becoming a job, and I’m an investor.

I need a strategy to meet the following goals. I currently own two SFH that are STRs. I'd like to sell one of them through a 1031 exchange, and use the proceeds, to purchase the second one so that I will own it free and clear, and use remaining to put a down payment on a to be determined multi family. How would I do this?

I have a Loan Estimate from my current refinance offer. I'd like to shop for a better rate, and terms, and closing costs if possible. With the theft of personal identification today, I'll provide a redacted Loan Estimate to a loan officer who can lend in Texas.

I would say drop the expensive classes and pivot to a state university where you could earn a degree online, for 1/3 of the costs, and with online classes, you could pursue your real estate interests at the same time. I believe the degree in architecture will be an asset if you ever intend to flip properties. Thats my 2 cents.

Hi, I’m looking for inputs from private investors that will help me structure an attractive investment opportunity. A long story short I have about 8k [skin in game] and I’m looking to purchase in the Scottsdale AZ market, with private funds, combined with owner finance if possible.

The reason I’m pursuing this route is to execute my 1031 exchange flawlessly, and I believe private money, and owner finance will make this a swift transaction. As a private investor, or homeowner looking to owner finance, what are key terms you would find attractive, if I was in your market? I am aware that the asset would be taken by either party if terms aren’t met, and the property will drive the deal, however, I am simply looking for a benchmark to shape my deal. If you owner finance say “ a good deal for my goals would be x percent down, x per month and x amount when you refinance in x years”  Similar specificity for personal lenders. Any input will be greatly appreciated :)

Georgia has a program called the Georgia Dream program, an attainable goal is to buy a duplex in GA under the Georgia Dream which has a low down payment and credit requirement, (620 I think) which you are not to far off, and do a house hack. See if GA has jobs like the one you have and make that move. That's what I would do. Also if that is not an option go to Real Estate Investor meetups, be ready to prove yourself and see if their are any owner finance opportunities. I would say keep looking, keep working and never quit.

I'm not that risk averse, I'd say if you can utilize some of your 401K to plus up 6 months reserve, get a home warranty, and work like hell repaying yourself, and within a year you could be in good shape. I've done this with my property and it turned out ok. The house cashflows and I have repaid the loan from myself.

@Tim Johnson it is an investment property not owner occupied, it has a tenant.

I Currently have an offer of 110K @ 5% with $6150 closing costs which includes 1.625% in points, $1075.00 in processing fees. My cash to close will be $15,163.00

This is on a property that has a $191K property valuation with a $88K loan balance. My middle FICO is 622.

Can you beat these numbers?
