Banks Capping Investment Properties to 4?

I was recently told by a mortgage banker that banks has capped the amount of properties a individual or a LLC could have open mortgages to four, three investment properties, and one personal residence.

Is this true? 

What are some workarounds for this?

Anyone know any real estate investor friendly banks in Georgia?

From what my lender said, iIf you can get them cashflowing so the bank sees that you know what you're doing, you can get a loan to wrap around them.  As in, 3 100k properties becomes 1 300k note and then you've essentially reset the counter.  Does that make sense?
