Hi I'm going to be attempting to sell two of my rental properties this year, does anyone have a decent strategy, that works with the tenant in the property? I tried to sell last year and ran into more headaches than necessary, and this was to get the property viewed by potential buyers.

I'm thoroughly confused, if he received a VA guaranteed loan, he/she should qualify for standard mortgage. I'd start looking to sell the note. Also the only way a person can exit their VA guaranteed loan is to re-finance it. How much equity is in the property.

I have found that having a phantom tenant always helps. The story begins with "I would love to rent it to you but I have a tenant who will be taking the place in [Place close enough date here but far enough out to those needing something urgently are willing to wait something like 6-8 weeks] and if I put you in the apartment [this is my favorite, your own sob story about being sued for 10k] close by asking would you be willing to pay me the 10k to breach this contract for you? That usually forces them to use their other resources available to them, that they have not found yet.

@, My former Scottsdale co-host, and Cousin is moving to the Bay area to start work, I want to stand a property out there up, but have received fearful, OMG's from a college buddy who is a property manager. He says since the city is hard on short term rental owners, and the city enforces like crazy. I am of mind that if the city needs you to register your property as a short term rental, and you register there should be no issues unless you are trying to subvert the law. What's the situation, is the city welcoming to STR Investors?

@Kaynea Bingham, I don't deal with HOA's, for every condo that has a HOA there are 10 that don't, several apartment complexes realize that for the traveling person Airbnb keeps the rents paid on time so some apartment complexes have explicit addendums specifying not to short term rental, others look the other way, and some welcome it. I'm currently working to partner with the larger property management companies like Greystar, and Costar to ask them to modify their anti-short term rental policies, in short term friendly cities like Scottsdale. I'm pushing this because these properties have the best amenties for guests, and STR Investors make better tenants than your average tenant. I do manage the property remotely and only come to town to solve a significant problem that is too much to ask of a co-host.

I'm currently looking for a 1, or 2BR furnished condo or co-op in Scottsdale  AZ, to set up my second Airbnb property. I will consider unfurnished but my preference is furnished. My budget is about $1200.00 per month. I am willing to sign a 6 or 12 month lease. I do currently have one property open and its almost sold out thru March. I would really love to move in by mid November if possible.
