Propstream or Listsource?
Which one do you guys recommend for leads/list? Or if you have any other systems services you recommend. Let me know thank you!
They're both good and each have their pros. But I like Propstream a bit better it was a gamechanger for me . If you're on a budget (since propstream is a monthly fee) start out with listsource .

I'm a big fan of PropStream. Not only can you create a list from it, you can do a lot of research through it. Definite game changer, but you do have to pay monthly.
I mean you know I'm gonna say ListSource, since I get a huge discount on their records. But I honestly do use it myself, and love it.
I've never actually used Propstream, but I know a couple of investors who have had success with it. It's got more features than ListSource for sure, but the data isn't as accurate/up-to-date. Whereas ListSource is super accurate, and they update their records daily.
Does anyone use Propstream vs. Deal Machine or in conjunction with one another?

Jonathan, the best lists to get are the free ones! Don't go out spending your money on lists. Go grab the tax deliquent lists, probate, code violations, etc and then use a list stacking filter to pinpoint potential sellers with multiple pain points. Propstream is great for comps, the data is very valuable when creating offers.
@Joshua Dayrit, Newbie here. I'm glad I ran across your response because that is the strategy I have been starting with and I am using it to cross-reference on PropStream. My question is: what is a "list stacking filter", if I am getting my info from court records? Thanks in advance for your reply.

I think what that poster meant by "list stacking filter" was when you get your multiple lists like he described you can filter by name. If a person/house is on the list more than once then that person has multiple pain points which may increase your chance of working out a deal.
Mann I have found no other platform like The Automated REI. It has no monthly fees & the best part is that you can pull various types of lists for only TWO CENTS per lead & Skip Trace for SIX. Im not kidding, go check it out!

I use it mostly for Text message campaign, its really nice because you send personal messages to homeowners from a phone number (which you would have to purchase for like a dollar) with your area code. Thats really important because it looks so realistic that they simply just want to reply. When it comes to skip tracing, It gives you a lot of numbers from one lead, sometimes it's happened to me that it gives me a couple of wrong numbers here & there. Probably somewhere around 10-15% will be wrong. But for the price, cant complain too much. Make the best of it.

I'm closing deals from both sources.
If I was a newbie I'd recommend starting with propstream since the membership includes a lot more than just data.
I love propstream because like the guy above me says, it offers a lot more than just data. It's interface is more user friendly than list source as well. Wish they had a CRM, I probably wouldn't use much else other than propstream and batch leads for skip tracing.
Listsource is an OG and a lot of investors rely on them over the years. I can see how Propstream would be attractive because its budget friendly. The one thing I've found with Propstream is that their skip trace data isn't always fresh.
Some alternatives to throw into the mix here are Successor Data, Rebogateway, Property Radar and Propelio. If you are looking at commercial data, I'd suggest Costar and Reonomy.
