 I use a company called M-Power Solutions. Normally they charge $.15+ cents, but I get it for cheaper.

I'd say RVM over direct mail, for sure. From my experience, only about 40% of the numbers actually go through. So I'd cold call the rest.

The skip tracing I use can get phone numbers and emails based only on property address.

Yup. The criteria looks like this: Your preferred property type, absentee owned, 99%-100% equity, purchased in the last 6-12 months, include corporations. Boom, there's your cash buyers list.

Well, it depends on the accuracy of the list you're skipping. If the property info and owner info are accurate, the hit rate is very high, as is the accuracy of the information that comes back. Most records come back with more than one phone number, and a good portion of them come back with 4+ phone numbers. Multiple email addresses usually come back as well.

You could always plug the address in www.truepeoplesearch.com and see if you can get the owner info for free. Not the BEST data, but hey it's free and I've gotten ahold of plenty of owners that way.

$.25 cents is wayyyyy too high, in my opinion. I pay $.10 cents per record and get around 90% accuracy.

If you're doing a large list, I'd say pay for a quality skip tracing service. If it's just a few records, just try True People Search and see if you can get the info for free that way.
