Post: Expense tracking when I pay for repairs (I use property manager)

My property manager handles the majority of my repairs, etc.  Occasionally I will pay some outside bills, etc.  Any recommendations for how best to handle that in terms of tracking? Quickbooks for me (property manager uses Buildium).  Is there a way to add my expenses to PM's end of year statements for my accountant?  I know this is pretty deep down the rabbit hole, but hopefully someone has a better idea than a separate excel sheet (although that might be the best answer?).  Thanks all.

The 1031 is in the LLC name...would like to partner with my SD IRA LLC...just to clarify. Thanks in advance for the response!

Lance, if you are doing a 1031 exchange on a personal property - you can't have your SDIRA LLC involved in this transaction. Your IRA can buy an investment property but it must be an "arms length" transaction.

This is with my LLC plus SD IRA LLC. Still not okay?

Great info. I am 1031 Exchanging and don't have quite the full amount. Debating whether to use a partial from my SDIRA LLC. I know I will have to keep expenses and rents split out for the entirety of the ownership if I do so. Curious if anyone else has done this or just bought one property at a time....

Curious about the choice to either purchase an entire property with a SD IRA LLC or to partner in smaller percentages as I continue to scale. Anyone have experience in this realm? Thanks in advance.

I assume you set up a business Venmo account for this, separate from your personal account?
