There is going to be a trade-off between cost versus quality. As you look at paid options, I'd recommend a tool that can skip trace LLCs, corporations, trusts, and individuals. You should also ask where they source their data from. The closer to credit bureau level data, the better. Also, ask if you have to commit to a certain term or if you can do one-off skips or a pay-as-you-go model. The higher the quality of the data, the less frustration, work, and even cost you'll ultimately have to deal with.

Hey Tim. There are two types of texting software out there. There are marketing tools for cold texting prospects you want to buy a home from and there are tools that are more communication-based. Based on your, question, it sounds like you're looking for the latter. If you are using a CRM, that should have the ability to text. There are also some tenant management software that allows you to communicate with your tenants as well. If you are looking for a mass communication software, there are other generic-based tools like HeyMarket that would really help.

Learn as much as you can and that will give you the confidence to speak to more seasoned agents. Partner with more seasoned investors if you can. Sometimes, being genuine with agents or homeowners can go a long way as well. If you demonstrate that you can work through what you don't know then people can often work with that.

Hey Val, calling to making an offer to buy something is compliant. If you were otherwise calling to get them to buy something from you, then you would need their opt in.

You can get your list from places like propstream, listsource, propelio, rebogateway, propsteram or a tittle company.

You choose to find your own deal and in which case, you'll need to get a list, skip trace and then do your own marketing through texting, calling, mailing etc.

Alternatively, you could get your deals from local wholesalers or go the traditional homebuying route.

To extend on what Brenden shared, you could check out truepeoplesearch.com if you're going to do it yourself. You have to take this with a grain of sand because the phone numbers may not be accurate.

If you're going for the software option, do ask some questions because the more accurate the tool, the less money you'll spend over time. You'll also save yourself a whole lot of time, frustration, and effort.
