Questions on finding deals for Wholesale flips
Hello BP. I wanted to know what is the best way to search for properties to flip to an investor for a small profit to build up some capital. I have read threads here about have a contingency when acquiring properties to flip to investors but
I am a serious newbie to this.
I have 10k that I want to use to get more capital to do bigger deals. I am not affraid of leg work I just need a place to start.
I have tried to find NTR's in phoenix but I cant access the properties in Pre-forclosure on Maricopa County Assessor website anymore. I guess they stop making it accessible online. Is there any other ways to find deals cheap enough for me to get into to build up an investment nest egg? Maybe a post for reference. I just joined BP an hour ago.
Hello Dorsey!
Welcome to BP, it's an awesome site with a lot of great information. I would suggest spending some time getting to know the site, clicking on popular tags, reading the blogs or typing keyword searches. Most the information you are looking for has already been posted and had many great responses! Good Luck!
thanks alot matchely. I feel like a kid in a candy store. Their is so much good info on here I can contain myself.
I looked at a few REO's today and called the realtor to see was any offers made on it. He told me no. It seems to have had some rehabbing done to it. The area it is in is not so great. I think it could be an wholesale flip and they wont come down too much on the price far enough for me to even make a few thousand.
Hi Dorsey,
I got a little confused reading your last post. I'm not sure what you're intending to do. Wholesaling and flipping aren't necessarily the same thing. Do me a favor. Go up to the top of your screen to the search box. Click the drop down menu and choose articles, then type in wholesaling and search. Read the top two or three articles which will give you all the basics and answer your original question. If you still need some search tips after that come on back and we'll talk about some marketing strategies.
Dorsey,
Send me a direct message, I'm here in Phoenix and we do a lot of deal s here. We can do a lunch meeting and I'll show you how to get started in the biz.
I work with several newer investors here and we partner on the deals.
I look forward to talking to you.
Cheers :)
Sean
Dorsey, sounds like you have a good contact in your area.
I would certainly start putting together a buyers list so that you know what potential buyers want.
Thanks everyone. I will definitely do more research on this board about wholesaling.
Sometimes I feel that I am such a newbie I can't even explain what I want to do correctly. That is one of the main reasons I lost so much money the first time I invested, lack of knowledge.
I just wanted to say Good Luck, you've reached the right source for success!
I understand completely Dorsey. You'll do well meeting with Sean Terry. A very knowledgeable man who's earned my respect fully.
How awesome is it to have someone who will help you get started i the business? Take him up on that opportunity! It could change your life forever.
I concur. I've listened to his podcasts and read his free book, it would be an unbelievable opportunity to meet and be mentored by someone of that caliber in your own city.
