Great advice Bryan!

I've been told by quite a few people that buyers decide if they want to buy the house right as they walk in. It's a good idea to make a good impression with upgraded light fixtures, finishes, entryway...

I don't have an answer to your financing question... Congrats on your purchase! Sounds like you're heading down the right path! I recently read an issue of Forbes magazine, it was amazing how many successful people in the issue were not college graduates! Good luck.

I agree that the less the government is in our business the better. I don't really see the government taking this to heart and establishing new laws in order to protect people from bullying. Hopefully, if there is a positive outcome to these tragic deaths is it makes people more articulate in letting their family members and friends know that it is ok to be different. That way there will be less tragedy, people will be more comfortable being open to their family members. Until you walk a mile in someone else's shoes....

Couple things I can think of:
1. Charge for Faxes
2. Charge for High Speed Wireless Internet
3. Sell Gas
4. Laundry Service (Dry Cleaning add your markup)
5. Sell Souvenirs
6. Establish some kind of loyalty program and or reward for referrals
7. Partner with Associations and Market to their members.

Mine would be in the mountains around Telluride, CO. Surrounded by pine trees and aspens with no neighbors!

My lil flip house has a huge mount of paint and overspray on the windows. I used a regular straight edge razor. The easiest and quickest way that I discovered was to spray with glass cleaner first and than scrap. It is soooo much faster and the results are so quick!

I'm doing my first flip, 3/2/2 brick that has a flat roof that has to be replaced (there are numerous areas inside with ceiling damage/mold). The wholesaler/flipper I bought it from suggests that I invest in adding a pitched roof as I will see a return on the ARV. This being said, I'm seeing that pitch roof bids that I am getting are 2-3 times more expensive, I just can't see the pitch roofing adding 2-3 times more than what I'm going to pay to out a new flat roof on. I don't want to go with my gut and pay to have a flat roof put on and then, have to pay an extra 2-3 times more to have it changed to pitched roof. Any help would be extremely appreciated.
