So I found an abandoned property and the search began for the property owner. I contacted the title company and got a "property detail". The property detail lists the owner as Bank of america, so i contacted bank of america and she stated that 'she doesn't know and if its not on their website they don't own it'. So what should I do next?

So I just signed up to become a birddog for a Short Sale investor, I personally don't know much about short sales so I have reading about the topic on BP. So my question is what do all of you short sale investors consider to be your perfect birddog, all advice is appreciated.

The best advice is call around yourself and ask them " do you do or is your company experienced in more creative closing such as double closings etc." they will usually be upfront

Hello everyone, since joining BP I have been a busy bee and I am as green as the rest of the newbies here. I want to share some tips and also a quick update. First off, I have stopped seeking a mentor, I now realize that many successful investors have been given the speech a million times "I want to learn, I am so motivated, just tell me what to do, blah... blah...blah" and many times their time is wasted. So I will continue to work hard everyday and my "perfect mentor" :blush: will come in time
Many have told me that the area I live in will be a difficult one, and they were not lying. But here are some tips, write down a to do list every morning, a sense of direction helps! I made my fake listing on craigslist and I got 3-hits (better than 0). I also found a great title company and they gave me a list of all "absentee homes" in town (theres alot, I am overwhelmed!) When I spoke to the title company I really sounded like I knew what I was talking about and she apparently thought that I am "big time" :lol: (once she sees my car she wont think that anymore) so she offered me a free service where I can get detailed property profiles on the computer, and her cell phone number etc. etc. With this free service I will find out who the owners are for the professionally managed for rent homes and hopefully add them to my buyers list. BTW I had to drive all around town and talk to people, I get more help in person VS over the phone, but some people did view me as a dainty little girl so speaking confidently is a must. There is alot more but that would make this post to long, so till next time

Here is a quick update! I got a property profile and found the reverse mortgage company. I contacted the company, and at first they wouldn't tell me me anything, but when I told them I was an investor looking to buy, they gave me some info. Apparently the owners are behind on payments and the property has been referred to a foreclosure attorney.
