You know, I'm actually glad that wholesaling isn't associated with licensees. That would be one mucked up association. Realtors are totally traditional and just don't seem to get it.  Let's keep these business separate. PLEASE

HI Jamie!  When i go to a seller's house, which isn't very often any more since Ive automated my wholesaling business, I take a pen and a contract. That's all I need.

Mind you, before I ever get to this point, I've already emailed the seller my credibility kit. I think this is a critical step for any successful investor. It has landed me deals, for sure!

 I noticed that you said you were waiting to build your buyers list before you started with an execution plan for wholesaling. You don't have to worry about that, my friend.  I know some people will tell you that you need a buyers list first but they are WRONG!!!  

Sure, you can start building a list of people that want to buy houses, but theres no methodical way to market for this. Instead, focus on generating motivated sellers and negotiating killer deals.

Once you have that part in motion, finding a cash buyer for your deal will be NO PROBLEM at all. Don't get steered in the wrong direction trying to worry about some dumb buyers list.

I've also never been a big fan of using conventional financing to buy real estate, just like @Laurie Johnson says.  There are too many creative ways to buy houses without using your own cash or credit, even if your plan is to build a rental portfolio.  Those closing costs also look ridiculously high for an $83 mortgage. YIKES.

That plan will only get you so far, then the banks will start saying no because of your debt ratio.  BOOOOOO 

Make this same seller an offer to finance it for you.  Offer them 10% down and a 15 year mortgage with no or low interest. Owners will often play the role of the bank if you ask them to. (the right sellers, that is)

Hmmm I see that this is a controversial topic. Which is why they work so well.  

I will answer the question about how to avoid the pissed off people.  that's to set up a Google Voice number that is specific to ONLY your bandit signs.  This line doesn't get answered. Instead, you have someone record a voice over greeting (so that it's not your voice) that gives the caller specific instructions on what to do next. 

1. Leave their name, phone number, property address they want to sell and a good time when you can call them back. 

This simple technique screens out a little bit of everyone that doesn't need to be calling int he first place. (Code Enforcement and Non Motivated Sellers). 

Double check to make sure that the address is legit and only call back those that followed instructions. 

I have an entire Bandit Sign Scandal story on my website that you guys might want to check out. I've been through the ringer with bandit signs and the city - but you know what? We cant make everyone happy, no matter what we do, so might as well do what makes us happy.

OOOH my favorite topic!!  I have all of my seller leads sent to Patlive (answering service). They enter the leads into my Zoho CRM for Real Estate. From there, my Virtual Assisant pre-screens them, makes sure I have all  of the info that I need, and then we move forward with the seller if they qualify. Otherwise, I move them to a DEAD or FOLLOW UP file. 

As well, I cant function without Zoho CRM for real estate. It has changed the way I handle my business, and it has made more more money year after year because I just keep getting more efficient with it.  It's quite the tool. 

They just came out with some new features, too that will integrate Google Ad Words and Surveys (testimonials) !!! Can't go wrong with Zoho CRM for Real Estate if you want to automate your business and create tasks, workflows that just get the job done. 

Perfect if u have a VA, also!
