Hi Folks.

I have been marketing here in Phoenix for the last 2 months (700 yellow letters to Absen-owner list both months) and I have experienced response rates of 1% maybe 2%.

I've been away from wholesaling since May 2012 and then I was receiving 5-20% response rates on my mailings. Things have drastically changed here in Phoenix.

I now realize rehabbers and buyers are marketing to the same list of motivated sellers that I am. My question is how can I compete with this insurgence of people marketing to motivated sellers like me. I am spending 1k per month on Direct mail only to get 5 or 6 calls. Could somebody please share their insight.

This story is awesome Ryan! You give me alot of inspiration. I would like to do the same thing myself in the near future. Do you know about assigning purchasers agreements to the end buyer after finding good deals? Did the end buyer give you an earnest deposit until the close date?

I say keep plugging away for info on this site and put together a step by step strategy. I understand what you mean trying to get in real estate without money or proper knowledge. I am there now. What I think you should do to make this applicable is write down your path to a property step by step, then try to tackle each objective. I would even say put your plan on this site to see if you are heading in the right direction.

Sometimes I am afraid I would get taken advantage of by more savvy investors but you have to make a first step and apply the knowledge.

Welcome to the board Nancy. I'm in the same boat as you. I've been here 2 days and I already learned alot.

When I was in the military I had friends from Lompoc. We would drive to Santa Maria and Santa Barbara. Those werethe good days. Good luck.

Sometimes I feel that I am such a newbie I can't even explain what I want to do correctly. That is one of the main reasons I lost so much money the first time I invested, lack of knowledge.
