Any experience with Propwire?
I'm wondering if anyone has experience with Propwire and your results compares to other list pulling sites?
I just came across this resource myself. Will have to play around with it and see.
Just finished playing around a bit with the tool myself. It's something Jerry Norton released recently to the public to pull data.
Did some quick data comparisons for fun between 2 other platforms I currently use - PropStream and MLS (I'm licensed in Florida)
I specifically searched for a handful of On-Market properties (active/closed transactions) and noticed the following:
- You can't search for specific properties on PropWire
- PropWire data isn't up to date (30+ day discrepancy) compared to PropStream; neither is up to date compared to MLS (3rd party data providers hardly ever are)
- PropWire estimated value vastly different from PropStream value (50k+ difference in most instances)
- No property photos (yet)
Initial thoughts: It's a brand new tool and can't imagine it was gonna be great out of the gate. I do like the UI, though; sleek and simple to understand. The comparisons I made were within my local market ONLY (South Florida market) so I can't speak to how the data stacks up in other areas/markets. I did only use it for about 30 minutes so don't take my results as the end all be all. Just wanted to provide some quick feedback.

I'm not sure if they recently made a lot of fixes, but I've been using Propwire for about a week and have been impressed.
- For MLS properties, they definitely have photos (a lot of them).
- The data seems just as good as Propstream in the markets I tested (mostly Portland, OR and Phoenix, AZ).
- Estimated Values from Propwire are similar to Zillow, Redfin and Realtor.com
- You can search for specific properties by address.
- You can download up to 10,000 properties at a time, and I've downloaded multiple large lists. Exports download quickly and you can export MLS listing info (including agent contact info), tax info, foreclosure info, and mortgage info along with all the regular property info.
- They have a ton of preset lead types including Absentee Owners, Free & Clear, Vacants, etc and MLS and Pending.
- Lead stacking works well, and I like their Advanced Filters. They even have a MLS keyword tool that scrapes MLS listings for motivated seller keywords.
I didn't try Propwire when it first came out, by at 30 days they seemed to have fixed a lot of the initial issues. Overall, it's an easy to use software with a great UI and free property data.
I've been using prop wire and have compared it with the county records, there certainly is a minor discrepancy, but for the most part it works really nice!
how are you skip tracing the lists you pulled from Propwire?

I tried using Propwire today. The information given for a pre-foreclosure off market lead was incorrect. The gentleman I called, after skip tracing his number, said that he didn't own any property in the city stated. So it was a big waste of time, unfortunately. I hope it gets better with time, it would be a great resource to have and could save a lot of money, if it can be as efficient as PropStream.

What is the "Minor Discrepancy" you found or are referring to? (Curious)

There are trainings out there that show you step by step how to use it. I’m sure you’ll get the hang of it fairly quickly.

I use truepeoplesearch.com, if I can't find the contact number there I'll use Propwire's skip tracing option they have recently added.
There are several options for skip tracing to find phone numbers and email addresses. Find one that can be custom to your needs, has flexible pricing, no long-term, high-cost memberships, and excellent customer services to determine how to best market to your leads.

Im finding outdated preforeclosure properties in many markets. Not many properties appear to show accurate contact information. Tiredlandlords are not really tired.
Im getting too many outdated preforeclosures. Properties that are in preforeclosures arent in preforeclosures or have been written off the statement.
Tired landlords aren't really tired.
Everytime I download a list of properties, it's in TextEdit (I have Mac OS). Same for anyone else?

The third party sites will always be inaccurate and unless they're very very vigilant.
I think the best approach is to have a free and open fast search engine that organizes all the delinquent property lists across all the 3,000 counties and links back to the Source of Truth at the government site.
Does anyone know of a site like that?
It would be like a Google search for delinquent properties?
I haven't been able to find one.

Question coming from someone who spends more time with data as an investor: is looking at listings from a propwire, propstream, etc. sufficient for your investment strategies. I've personally found that I also want to look more at other factors like zoning laws for a property, etc. What other tools are people using. (Don't mean to hijack this thread, but just curious since we're comparing listing tools here but wondering if there's other tools you all use in your data stack.)
Iĺ like propqire for the pictures of the property and some other information I'll use it as a back up when i cannot pay for the other sites but my favorite has been dealmachine. The contact info has been super accurate
I've occasionally used Propwire and think it's pretty solid for a free tool. Some prop values/info aren't up to date, but I encounter that on several diff platforms. I like their lead type filters compared to some others. I've used Pin, Propstream, and currently FlipFinder (<--LOVE IT!), but if you dont want to give that $90+/mth to those guys, or just need to stretch a tight budget til things start rolling, then give it a shot. It's free!

Have been using propwire for a few months now, its given sufficient information on property, owner, comparables. I do find to this day that searching for a specific property can be a bit of an issue at times. I also just noticed it does not filter for multifamily. Has your experience in the past year been well? They are now offering memberships.
