@Jerred Morris  Thanks, I found the site (Harris Count Civil Clerks).

Hey David, thanks for the resource. Is there a way to pull an entire list from the site? I see you can do an individual search through case numbers/categories. Thanks! This was a step closer to my answer.

@Chris McDaniel

Hey, a few years later. Were you ever able to find a way to get your hands on that list? I've been finding the foreclosure / pre foreclosure site but not owners who still own the property.

Hey here's my issue I would appreciate any help. I'm a wholesaler/flipper and it's been going well but I'm now trying to start grabbing prospects from the tax deliquent list that I grabbed from my county. Managed to figure out how to pull the list but now I'm pretty lost. My county responded to my request with 22,000 tax deliquent address' dating back to 2012 or so with varying amounts owed. Would really love some help understanding the spreadsheet I've recieved and how to navigate it (What columns I should be looking at, what qualifies one of these address' as a viable prospect, how to practically condense list, etc.). Anything helps! Here is the link to the spreadsheet. Thank you :)

Hey Fabian, Im looking for a similar list that you have in my own county. What did you ask for when asking for the list? I need help getting the same list in my county.

Quote from @Tristan S.:
Hello everyone, I was wondering if any of you might know how to get a tax delinquent list for houston. I know that the hctax website lets you look up a name or adress but won't let you browse the entire database. I am asking because I think it would be a good way to find motivated sellers I believe. Please feel free to argue if I'm wrong. On the same subject, where would one find a list a people back on their mortgage payments? Thanks for the help
Hey Tristan, a few years later. Were you ever able to find the tax Delinquent List for Houston? I was only able to find foreclosure/ pre foreclosure. Upcoming tax auction sales. Im looking for a list of delinquencies from a few years where theres a chance to get properties under contract.

I just signed up & purchased $20 of skip trace. Called/texted at least 20 people. All of the contact information are incorrect.

I paid $99 Monthly subscription for 2,000 skip traces. Sent over 200 mailers out and not once got any feedback. Definitely inaccurate amongst other search criterias.

Quote from @Steve Vaughan:

All of my SF deals have  been with boomer+ landlords that have been self-managing for decades.

I look for tired plexes like 70's builds that  need paint and window coverings with smokers and pit bulls as tenants and crude for rent signs.

I also look in the newspaper and craigslist for basic for rent ads that provide landline phone numbers.

Facechat, instabook and the others mean nada to these folks. Me either, obviously. You'll find them in greasy spoon diners in the morning and the gold circuit gym class.

Good luck @Johnathan Mark

Smokers and pit bulls ahaha. True.

Hey BP Family, fortunate for me I'm now in a position where I have capital but no deals! Im located in Houston Texas and want to invest in the market. Are there any fellow Houstonians that have sub to or seller finance deals available? Would like to be added to buyers list or make connections for existing or future deals. I have upwards of $50K to spread into several properties that can cashflow.Im ready to close on properties any day now! Thanks In advance and I look forward to the responses.

Are there if any sites specifically filtering seller finance deals?

Thanks in advance!

NO, However I do know some that offer seller finance deals , happy to recommend. However, you will still need about 40kish

 What are the sites?

Thank you Joe! For reference Im in the Houston Area Market. looking to tackle other cities and states as well as they have homes for lower amounts such as $80K-130K.

@Jessie Cervantes That is great. I suggest you reach out to my preferred lender, and fellow investor, @Andrew Postell. He can definitely have a conversation with you and explain the different loan options available to us investors. He can also help you with any investment property in Texas. So worth reaching out to him. Good luck in your REI journey. Andrew has helped me personally and many of my clients over the years. He has forgotten more about creative financing than I will ever remember. Great resource to have on your team.

 Than you so much.

@Samuel Eddinger - always provides great advice!

Nick, on the lending side - you would most likely be seeking an IRP DSCR product. That is an Investment Rental Portfolio loan. Considering most properties in this space are of a lower value, you can buy as many as you would like and bundle them into one mortgage. If you are seeking larger multi-families valued over $94,500 - you can of course utilize a single DSCR loan. Most important in both cases is having an LTV of 80 or better, a good fico score, and a DSCR of 1.00+

Do you lend nationwide? I'm in Houston Texas.
