Good neighborhood, low interest, huge backyard.

How did you find this deal and how did you negotiate it?

Using batch leads looking for below 15% max equity properties. Is it a loan assumption at 3.125%.

I had the same problem and I solved it by doing the following:
1. Registered the numbers under my company's name
2. Bought 1 number for every 100 daily calls 
3. Monitor daily for flagged spam calls/hygiene.
4. Warm-up numbers before your daily calls.

I do about 5000 calls every week and the above has worked for me.

I find deals through multiple marketing channels: FB Ads, Cold Calling, SMS, Direct Mailing, SEO, Door knocking, D4D's. All channels work, and all lists work, it will be dependent on your focus

 There are many creative avenues you can take:

1. Novation Agreement and utilizing a PML to cover the rehab costs.

2. Subordination- Taking some of that  (if any)

3. Hard Money for the rehab (most expensive option)
