Honestly, I am currently using a servicer called Mountain States Escrow out of Arizona, and they've been pretty good to me. The problem I've ran into is that a buyer that has been doing auto-deposits monthly has had 3 strikes when it comes to "in-sufficient funds," and at that point MSE requires they be placed on mailing in checks only. Given that that is a pain and complicates things, I'm needing to move this particular file to another servicer... so here we are.

I've been recommended Allie Servicing, so I will be speaking to them, and was hoping to get a few other referrals/recommendations. I'll look into Dovenmuehle as well! Thank you :)

Did some quick data comparisons for fun between 2 other platforms I currently use - PropStream and MLS (I'm licensed in Florida)

I specifically searched for a handful of On-Market properties (active/closed transactions) and noticed the following:

- You can't search for specific properties on PropWire

- PropWire data isn't up to date (30+ day discrepancy) compared to PropStream; neither is up to date compared to MLS (3rd party data providers hardly ever are)

- No property photos (yet)

Initial thoughts: It's a brand new tool and can't imagine it was gonna be great out of the gate. I do like the UI, though; sleek and simple to understand. The comparisons I made were within my local market ONLY (South Florida market) so I can't speak to how the data stacks up in other areas/markets. I did only use it for about 30 minutes so don't take my results as the end all be all. Just wanted to provide some quick feedback.

Yeah, I completely understand that there are those nuances and factors. So perhaps the smartest way to go about it is putting together a scope of work, having 3 GC's bid out the project, and ask them how long they expect the project to take in order to get a general idea? Because at the end of the day, 2-6 months is quite the range, and perhaps a project should take 2 months and you're told 5. 

Perhaps it IS simple a matter of experience and learning as you go.

I've worked with a GC on a handful of projects now, but I am definitely still new to doing rehabs (both small and big), and given my inexperience, I don't have the best grasp on the expectation for how long a project should take. In my personal experience, a couple of my projects have been completed in what "felt" like a reasonable amount of time given the scope, while others definitely went on for way too long (frankly, I wasn't on top of my GC as much as I should've been, and therein has been yet another learning lesson). 

As a result of not a good idea of what a fair expectation is when it comes to how long a project should take, I struggle with implementing that accountability with my GC. I was hoping I could get some feedback on this- is there a general rule of thumb regarding knowing how long a project should take? I was told by another GC I know that you can expect $1,000 of work to be completed a day... so if a bid is $50k, the project will take 50 days. But, I have no prior construction background or experience and thus lack frame of reference.

Any feedback would be greatly appreciated! Whether a basic "rule of thumb" or exactly how to understand and determine how long a rehab should take to set expectation with a general contractor, anything helps :)

Yup, from the research I had done, everything pointed towards the negative (next to nil responses, ruining your email, etc), but in the off change there was some trick to, figured I'd put it out to the universe lol

Alex, can confirm. I do both texting and calling and yes, indeed it works.
