Aloha! My name is Azlina. I ran into this forum searching for ********** review. It is such a resource. We own and manage a few vacation rentals here in Hawaii and are interested in exploring other mainland location. Branch out to multi-family or commercial properties. Aloha Nicholas! At the moment we are pretty open. I prefer states where my children are, so I have a reason to spend extended period there, and able to spend time with the kids too. Those states are: Ohio, Colorado and California.
Ohio, from the research I have done so far, seem to lend itself to a positive cash flow situation easier that Colorado and California.
California tax sale is coming up in February. I received the list of properties this week.

@Azlina Harun, Yah i know that Ohio is pretty killer for cash flow, and properties are dirt cheap, I have never been there and have no team there. Colorado and Cali are similar markets to hawaii, so gunna be much harder to find the cash flows. What part of Ohio does your child live ?

Hi Azlina,
It sounds like you are already doing well! If you investment in the mainland, do you know which markets you would look in to? Clearly there are many different types within the continental United States.

I was looking at some properties in Dayton area. I can use professional help.
Dayton is a great market to invest in. I should know I live and invest here. Just be careful of what neighborhoods you invest in. Just because its cheap doesn't make it a good investment. There are plenty of properties here that can be had in great neighborhoods that will generate good cashflows and great tenants. Let me know if you need help in identifying properties. Welcome @Azlina Harun. If you are interested in Texas and in particular West Texas let me know. Economy in West Texas is strongly driven by the price of barrel of oil here. Even though those prices have dropped significantly you can still find some good opportunities here in the Odessa, Midland TX area.
Memphis TN is one of the best markets to invest in the US at the moment. Nice cash flow deals to be had and the market is great right now.

Darrin! I just got back from your backyard! Thank you for reaching out. I had plans to view some properties while I was there....but this old body does not take the jetlag in stride. Not much work was done. I need to stay another week or two to actually get any work done!
