Post: Are Contract for Deed deals allowed in Hawaii?

Hey Mike,

Contract for deeds are legal here but you need to have an attorney draft it up so that it is done correctly.  Also is there an existing mortgage in place or is it owned outright?  If there is a mortgage in place there is usually a "due on sale clause"  so the bank could call the loan due upon transfer of the deed.  I have heard of people doing it all the time and never heard the back actually calling the loan as long as the mortgage is getting paid.  Just something to keep in mind.

Hey Mike,

I have two properties here in Hawaii and they are both under my name at this time because I bought them with FHA loans, I have a LLC set up and will be putting any investment loan, cash, or seller financed properties in an Entity. Hope this helps

@Azlina Harun, Yah i know that Ohio is pretty killer for cash flow, and properties are dirt cheap, I have never been there and have no team there.  Colorado and Cali are similar markets to hawaii, so gunna be much harder to find the cash flows. What part of Ohio does your child live ?
