Any options when the bank owns the property?


 Sorry for the late response but I'm rarely on BP these days. Trying to get someone at the bank to make a decision is going to be a hard task. You should try and buy it at the tax auction if possible.

Sorry for the late reply. I'm not on Biggerpockets as much as I was in the past. 

So your fiance still owns the property. I would get a title search to see what liens are still attached to the property. You can also search the county auditor and treasurer's site to see if the taxes are being paid or if they are delinquent. Another search that can be performed easily is searching the county clerk of courts website to see if there are any pending foreclosures against your fiance. Once you have this information you can formulate a plan. 

Assuming the bank abandoned the property and stopped paying the taxes you can proceed with filing a quiet title action to get the lien released if they haven't already released it. At any point in the process, you can file an eviction to remove the squatters. The property is yours to secure and use if necessary. Please use an attorney if you plan to file a quiet title action or eviction. Good luck to you.

I would try and pull a list of off-market properties consisting of duplexes, triplexes, and 4 units and do a direct mail campaign to them. You will not be able to compete for the MLS listed properties so you need to generate leads for off-market deals similar to what a wholesaler does. This allows you to make offers without competition and you can get some good prices that way. Feel free to reach out if you need help.

We use rentecdirect.com it has some of the features of the bigger names but costs far less. We like it alot.

It's a mostly C and D area. Dayton is street by street. I own a few in the Upper Riverdale area.

Thanks Paul! What types of properties/investments are you involved with in the area?

My company owns 31 single-family rentals in the Northwest Dayton area. I looked at the UD property as well. I think your biggest hurdle moving forward will be to get it leased for Fall 2020 since COVID-19 quarantine has but a stop to a lot of stuff. As you stated, you may have to pivot in the interim to make it work as an investment property. How is marketing for fall tenants coming along?
