I was considering it. The deal looks relatively good to start. We decided against in the end for several reasons. I can provide a private feedback if anyone is interested in my experience. I doubt that I would explore any other projects with this group.

And then there's the little itty biddy exemption at DPP - anything under 120 square feet does not require permit from the county in Honolulu County.  I either read or heard this once...its stuck to my mind, but if I want to utilize this I would definitely verify this.  An option here, assuming this is correct, is to create a handful of "rooms" on a large enough property with communal bath facilities....a glamping option.  An idea that still swims somewhere in my brain....

Investment Info:

Single-family residence buy & hold investment.

We still own and operate this as a vacation rental and event venue....been at that for 15 years or so.

What made you interested in investing in this type of deal?

My husband purchased it as a main residence.

How did you find this deal and how did you negotiate it?

Ratail price, traditional mortgage.

How did you add value to the deal?

Develop the vacation rental business and eventually added the event hosting portion.

What was the outcome?

Three other properties surrounding this property were added to the portfolio. 55-365, 55-369 and 55-373 are now part of the vaction rental offering of Tiki Moon Villas. 55-373 is leased for 10 years, with an option to buy. It has been a fantastic business.

Lessons learned? Challenges?

Lessons - Honolulu county is politically hostile toward the vacation rental business. It is challenging to conduct business in this environment.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Not on this deal. If you need an agent here on Oahu, I highly recommend Dave Moyer.

Darrin!  I just got back from your backyard!  Thank you for reaching out.  I had plans to view some properties while I was there....but this old body does not take the jetlag in stride.  Not much work was done.  I need to stay another week or two to actually get any work done!

 Hi Azlina,

It sounds like you are already doing well! If you investment in the mainland, do you know which markets you would look in to? Clearly there are many different types within the continental United States.
