Like anything and everything lol.. depends on your comfort lever, desired returns and work you ware wanting to put in.. I do not own RV Parks but do work with an investor that has a somewhat large one, another friend owns a mobile home park and all of them have rentals as do I. Another important factor to consider is the cash you have available to work with or cash you have access to because the RV parks  and mobile home parks if done right are quiet cash intensive compared to rental property. So without knowing this makes it hard for me to give advice or help on. 

I can tell you that investing in this area, the Permian Basin can be very, very good.

Hello Darren, the main part you are missing is we are now transitioning from a sellers market to a buyers market. We are seeing a lot more properties come in the market and sit longer than we had experienced in the last few years. Still a good time to invest so long as always, make sure to get a good deal on the purchase. If so, the numbers will work out just fine on the rental if that that is the type of investing you want to get into.

@Dharshana Ratnayake I'm a local REALTOR, investor and builder. I work with investors whom have been buying properties to flip and also to keep as rentals. The issue we are experiencing is finding good enough deals to rehab but if you are looking to hold for rentals those are still easier to be found. Word of caution is not to overextend your credit or ability to repay in case of a big drop in rental prices. This can be achieved by not catering to the higher end properties and instead work the middle to slightly under market where houses can be purchased for a much lower price yet still ask for very good rental rates.

@Phillip Flores I'm a person of various trades if you will haha. I have my own real estate office, I am building houses and GC everything myself as well. I've also built and remodeled houses for other investors.

I would get in contact with a good real estate attorney or a good CPA.. I've had my LLC's and Inc's created by my CPA.. Though if may suggest, if you only one or a handful of properties I don't see the real need to getting them under a business entity. More than four I would definitely consider doing so.

That clause is generally in every lender note. The odds of them calling it due is minimal BUT you do have that risk of course.
