New Member from Charlotte, NC
Hello everyone, I am a new member of Bigger Pockets, currently living in Charlotte, NC, originally from Atlanta, GA. I have joined Bigger Pockets to learn more about Real Estate Investing as a whole, with a concentration on Wholesaling and No-Money/Low money down investing. I have just recently entered in to the Real Estate Investing World and I'm concentrating on doing research at this point and time. I have been reading ebook after e-book. I have also been watching some of the podcasts on BiggerPockets to help gain knowledge. I have joined a meet up group here in Charlotte for REIA meetings to help try and meet people (haven't been to any meetings yet, as they don't meet on my side of town everyday), and I am currently concentrating on trying to find a mentor here in the Charlotte area that does wholesaling, that I would be able to learn the ropes from and I can be as big of a help to them as they are with me.
As Billy Preston said: "I believe you have to put something into it if you want to get something out of it." "Nothing from nothing leaves nothing..."

I'm in the exact same boat as you, just a week sooner. Lots of awesome folks to get connected with here in the Charlotte area. I'm attending a meetup tonight from 7-8 if you are interested in going? It'll be my first. I'm also starting with wholesaling.

Derick welcome , lets touch base I been active in this market for 16 years. I don't think you need to find a mentor per say. Maybe someone who can just lead you in the right direction. A lot of good folks here.

Welcome! There are several major successful wholesalers in Charlotte that often run weekend seminars.
Successful wholesalers looking at a SFH should understand the market within 1 mile and/or the same neighborhood and similar age (or 'effective' age after rehab), plus knowledge of rehab costs. You also need good negotiating and marketing skills. Charlotte's growth can be a double-edged sword to wholesalers who aren't prepared for the quick changes we see in neighborhood transition and strong rental increases.
Wholesaling should be a short term strategy as you move into other investing strategies (which will still include wholesaling to some extent).

Thank you so much @Curtis Waters. I am going to have to try to find some seminars that are done on the weekend. I greatly appreciate the information that you provided as well. I am going to put that information in to my notes so I can use that for future. Marketing skills definitely seems like it will pave the way for your success in this industry or lack there of, so I have been doing a lot of research on how to market as well in this industry.

YET but its good to have a mentor who knows what he/she is doing and ( its always better to do your homework before you pay a dime for any mentoring ship programs.) if your mentor is active & and say he/she is flipping houses left and right holds rentals and knows the market inside&out then yes go for it. because investing in yourself is the best investment you will ever make in REI but since Charlotte market has been BOOMING in every aspect. if you're looking for single family homes or multi family or just the simple way of putting a deal together with art of negotiation or just BASIC INFO in REI then just better look for someone who has closed few deals around the same area your trying to look into. and knows market not everything about the market BUT knows more then ENOUGH. That way you can shadow that person for few deals ( just ask him/her how you can be their GO-TO guy or ERRAND BOY in return to shadow them on few deals from the start to the End. ) or even partner up with him/her in the future. That way you can save some $$ plus you will able to learn everything you need to learn about the deal, paperwork, Art of negotiation strategies who's involved in or what not with the deal for FREE while you're PHYSICALLY out there at the subject property. take notes lots of notes while at it! Thats how i did it without any PAID mentor help. always remember knowledge is NOT POWERFUL. Execution of knowledge is more powerful.

Dishant let me take a step back on that comment. I myself found a mentor/ business coach. Instead of a mentorship, we became partners( we both had some thing to offer each other). Now he took the last 3 years to search the USA, and find which guys he was going to work with. So now we have formed a new company Buller River Development LLC. Which I will introduce here on BP slowly. What he brought to the table was scaling the business, and operation side of things.
Our partner has completed over 40 million in New Construction in New Zealand. So it took him a few years to understand the USA , and our mindset. So even people who have been in this business need to find some advice/mentors. I am actively pursuing apartments. With a plan to buy 5 units was 500 ,but plan needed to be rethought. So pursing 1000 units in next 1 -5 years. With game plan to sell off 800 units. Keeping 200 units free and clear or close to that. So I am spending a lot of time meeting the folks in that side of the business. Just like a lot of the folks here getting started in SFH.
Some times it is just more then a mentor for folks. They need to show what they can bring to the table as well. Agree 100 % do not buy these 30k course these folks are selling. Or any expensive course. Down the road hell if you can afford it, no worries then pick and choose. Until then learn as much as you can here on BP or local meeting.

@Alex Franks Yes i totally agree with you like i said you need to find an ACTIVE mentor then somebody who's selling $20,000-$30,000 courses and in my opinion nothing against what you just said i completely agree with you and your point there Because i do believe in having a mentor. But self-education is EVERYTHING when it comes to REI and yes you do need a mentor to get you started. Accomplishing anything is getting started and mentor does point you in the right direction. You just have to find an Active and successful mentor like yourself @Alex Franks. Thats why i said in my previous post that investing in yourself is the best investment you can make when it comes to REI.
