Hi guys, I've talked with Nationwide RentSure and purchased a few of their memberships for turnkey rental properties I've sold in Indianapolis, IN and Charlotte, NC.

Basically the way I understand it works that if the tenant stops paying rent then they will keep paying the landlord rent until they have the tenant evicted. I purchased it so the investor I sold the property to would not be at risk losing money on their rental in the first year they owned the property if the tenant defaulted.

@Willy Wallace are you mailing to absentee owners in Charlotte or your local market?

@Ryan Battista wow $5k cost per deal! That's nuts. I do experience a lot of the bidding wars similar to you. When I do get a lead to call me back and we make an offer, someone else always offers more than us.

I pay a girl to collect new probate leads from Meck county courthouse and I mail monthly to those. I've had people tell me they receive dozens of letters just like mine every week. Crazy. Also mail to pre-foreclosures in Meck and surrounding counties but those only result in sub2 deals. Never get a call back from anyone with any equity.

How do you like yellowletters.com @Ryan Battista ? Have you tried other mailer services and settled in on YL or only used them?

Also are you currently doing any wholesale deals in CLT? Deals seem to be few and far between with so many folks marketing to the same leads.

Lookup each on the county tax site to find mailing address. Then send letters to each monthly until they call you. Definitely don't drive by each unless you just have a ton of extra time on your hands. Even then you could find far more efficient ways to spend your time than driving to each. No such thing as too many leads!

There used to be one that met at the Logans on Dale Earnhardt Blvd but I don't recall the group or how frequently they met. But, as Don stated above, I'm sure you can find it on meetup.com. Best of luck!
