Our lease says "resident's apartment shall only be occupied by those persons listed on the rental application. The only exception to this rule shall be a newly born child to the persons listed on the rental application". So I would think she cannot establish residency even though she got mail there?

One of our tenants let his girlfriend stay with him (she started getting mail there). He wanted her out and tried to get a restraining order to get her out but they denied it. He is partially disabled and has not been an issue before this incident. His grandmother helps him so she's been in contact with my property manager. 

He kept saying he was trying to get her out but after we filed a 3 day notice, he now says she's gone but she still has stuff there.  How long before she is no longer considered a resident? What documentation should we get from the tenant to state she is not a tenant, if any? (This is in Cincinnati)

Most of these boot camps are what you make of them. I have attended all 3 of these now and I get a tremendous amount of value. Networking alone is worth it. I have not bought into anyone's program but for those that choose to do it, I can understand why. You spend 20k without a second thought on college. There is no right or wrong way to learn. The most important thing to do is to take action.

Hey @Kris Wong we use rumpke for regular pick up (2x a week). But if someone moves out and puts stuff next to the dumpster like furniture and/or mattresses - how are you clearing those? I want to say Rumpke was about $100 per bulk pick up. Looking for something more cost effective.
