As @Ronald Perich said those numbers are a bit thin for any wholesale deal. unless you can negotiate the contract price since it needs almost 60k in just rehab. 

and answer to your question i would just wait and see if the seller decide to drop the asking price and by looking at the numbers that deal will be avail for months from now.
