People are always going to have unrealistic expectations. There are also a lot of lazy people that do not want to work to build wealth. They see someone who has built a successful portfolio and has a team in place that works well and it looks like easy money. They do not see all the work that goes into getting started and getting the properties stabilized. 

I would argue that BP helps bring out all the difficulties and obstacles investors face so that they have a better idea of what they are getting into. 

@Shaun R. I have an LLC with a partner and it has been great. He was my collage roommate and it was something we have talked about for a long time. Biggest thing is you both just have to be willing put everything out on the table and have honest discussions. We are both good about not taking things personally and putting the company before our egos.

Having said that, I am really lucky to be partnered with this guy. I know there are PLENTY of horror stories out there.  

@Steve Kontos I do not flip properties so I am the wrong guy to ask. I couldn't come close to estimating rehab costs or ARV. There are quite a few investors that flip in the area and seem to be doing fine but I don't follow it much.
