Usually 20% down on acquisition.  Or - you can focus on sellers who would consider owner financing - best for those owned 10+ years, as this is usually considered an installment sale, resulting in the ability for the Seller to spread out the tax impact.

Once your DTI makes another conventional loan troublesome - you should consider a commercial loan with an LLC owning the property. Many lenders to choose from plus you get some potential liability protections from your LLC

As an agent I only work with those who want to work with me.  I give my buyers a 30 day cancellation option.  In North Carolina  - the agent must get a buyers agency agreement signed in order to represent a client.
