Columbus, Cleveland and Cincinnati OH - Out of state investor looking to build team.
Hi - I'm an out of state investor looking to build my team in Columbus, Cleveland and Cincinnati, Ohio. I'm looking for property managers, agents, lenders and licensed general contractors. I'm currently looking for SFH 3+bed/2+bath over 1000 sq ft for long term rentals, mostly turn key but would consider small cosmetic rehabs in A to C+ neighborhoods.
I'd also be interested in connecting with other real estate investors that are currently in the area.

Hey Nick, can I ask why Ohio?
Most folks I talk to each week (about a dozen) are finding it very difficult to make numbers work there currently.
I'm also in CA but invest in Detroit. It's appreciating much faster than the markets you listed and you can still find cash flowing deals.
Happy to share some resources and notes on the market there. I own 12-doors in Detroit personally.

Have you used any of the Business Finders to build your time? We have great real estate agents in Columbus, Cleveland, and Cincinnati that are investor friendly within the Agent Finder.

If you are looking in Columbus I recommend areas like Hilltop, Linden, Eastmoor/ Whitehall, and Franklinton. These are areas where you can cash flow in Columbus because the rent-to-price ratio is favorable. Out of these areas, Franklinton and Linden are seeing some of the most developments. With things like the ONE Linden plan in Linden, which is a 50M plan to improve the neighborhood. Of that 50M, 25M was allocated for the construction of a new recreational faculty that has since been completed. Franklinton has been seeing lots of developments like the completion of Gravity Phase 1 and phases 2 and 3 on the way. As well as coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and Land Grant.

BiggerPockets is a great place to look for this. Also highly recommend meeting people in person if you ever get the chance to go to OH. Hi Nick - I would choose a god real estate agent that can help you get connect with the rest of the members of your team (CORE-4). I would also choose one market.
Columbus - great for cashflow and appreciation. Overall, most popular market.
Cleveland - good for cashflow.
Cincinnati - okay for cashflow.

I am curious about the detroit market. I invest and broker a ton here in Columbus. A lot of my Californian investors who were investing in detroit have shifted to Columbus because of the landlord-tenant law and just better growth.
Does the market meet the 1% rule? What is the typical vacancy period? Are crime rates low?
