Also, I had cabinets full of glasses cups silverware and knives..Not anymore.  Need to buy all again.

Had stocked packed linen closet but not anymore..need to stock again. 

Because I rent 4 bedrooms house, it's more conducive to large gatherings and parties.

Another issue and please tell me if this is normal that when people book for 5 people they usually have at least 10 or 15 additional guests. 

Which results in more wear and tear and cleaning. 

Thus, I'm not seeking 100 occupancy.

I was fully stocked in linen and glasswares, silverware, knives, speakers and

maintenance and cleaning are time consuming even with help.

Noticed prices are much lower now.  

But this has been my first year as a Host and still learning.

Haven't tried any pricing apps. I think some folks search for discounts so that's a way for being promoted.

Seems guest dont rent a 

4 bedroom house unless they have triple the amount of guests they originally reserved for.  

Which is another reason I'm priced higher.

With 20 years experience managing my sfr and as a property manager for a broker and a bank, this switch into ABNB has been a learning experience.  

What i struggle with is pricing since i notice I'm usually one of the higher priced in my area.  

Another struggle i have with STR is replacing small items continually which ties back to pricing. Things go missing and without having an inventory you may not notice missing items right away.

There is a fine line between offering a well rounded service and leaving too much in the home.

I love the business and glad to be a Superhost but this has been my experience.  

I live in the foreclosure i bought 15 years ago.  It wasn't what I saw inside but what I couldn't see like plumbing!  

its been a labor or love. The unfortunate part is it's often lamented as the nicest home on the block and the fortunate part is it has been made money as a rental for many years and now as a Airbnb super host property.
