Neighborhood to avoid in Fayetteville, NC

Hello investors!

I moved to Durham recently and started to looking into markets close to me, so far I have been looking into Fayetteville for a while and it seems to be a great market that you can still find cashflow deals from MLS. I have been talking to investors here and there, and everyone mentioning there are certain areas I need to avoid. I'm currently working on my buybox for long term buy and hold, I wonder if I can get some insights here for B/C neighborhoods, where I should be looking into for cashflow and where I should avoid? Thank you in advance!

HellI invest in the Fayetteville area from out of town. What you need is a good property manager who is very familiar with the area, to steer you away from the war zones. Also, you realtor should know this as well. Good luck.

Hi Yiyi, I am an investment real estate agent here in the Fayetteville area. One of the main areas you need to avoid is anything off of Murchison Rd. From experience, no one wants to buy or rent there but anything near Westover or closer to Raeford would be great neighborhoods for cashflow.

Looks like she go a handle on the area. I use Aaims Property Management. But Hannah may have another PM in mind.

I agree with Hannah, most of the Fayetteville market has performed well in regards to cash flow over the past few years. I am a real estate agent and I work with multiple investors here from out of state. Murchison Rd and the area surrounding Fayetteville State University tend be avoided by most, but I have found success even in those areas. Just be sure to have someone you trust and knows the area to give you the boots on the ground perspective. Good luck and reach out if you need anything!
