Neighborhood to avoid in Fayetteville, NC

Hello investors!

I moved to Durham recently and started to looking into markets close to me, so far I have been looking into Fayetteville for a while and it seems to be a great market that you can still find cashflow deals from MLS. I have been talking to investors here and there, and everyone mentioning there are certain areas I need to avoid. I'm currently working on my buybox for long term buy and hold, I wonder if I can get some insights here for B/C neighborhoods, where I should be looking into for cashflow and where I should avoid? Hi Yiyi, I am an investment real estate agent here in the Fayetteville area. One of the main areas you need to avoid is anything off of Murchison Rd. From experience, no one wants to buy or rent there but anything near Westover or closer to Raeford would be great neighborhoods for cashflow.
