Hi Ehud, I am a licensed agent in North Carolina who works primarily with investors. I service the Raleigh/Durham/Fayetteville/Greensboro markets and the surrounding areas. We receive 45+ properties a month. Raleigh and Fayetteville are great markets for rentals because of the growing area and the military base near by. Hi Yiyi, I am an investment real estate agent here in the Fayetteville area. One of the main areas you need to avoid is anything off of Murchison Rd. From experience, no one wants to buy or rent there but anything near Westover or closer to Raeford would be great neighborhoods for cashflow.

So Murchison Rd is in Cumberland County but I would most certainly not avoid Cumberland County entirely, just that road/area in particular. Cumberland County is Fayetteville. If you move away from that road and come closer to base or near the hospital, those would be great areas to rent in.

Hi Gladys, I'd love to connect and answer any questions you may have! I think the area you should avoid mostly is anything off of Murchison Rd. Anything in Westover or closer to Raeford will be a great area for rentals including prices ranging from about $1,200-$1,800/mo.

Hi Marius, I am an investment real estate agent in Fayetteville, NC and I can tell you that if you are wanting cashflow, Fayetteville is the way to go. According to BiggerPockets, they rated Fayetteville as one of the top 10 cashflow markets. The military base is close by and it is a popular area for rentals. As I cannot speak to the Columbus market, I do know that Raleigh-Durham is a growing market. According to CBS 17 News, Raleigh is the #2 hottest real estate market in the US and Durham is #4.
You could even invest on the outskirts as well because I know some people would not want to live directly in the city. I am an agent here in Raleigh and I just had an investor purchase a property directly here in Raleigh and is now wanting to invest in Columbus!
