I am open to connecting if you are in need of assistance. I am a real estate agent here in Fayetteville. I am currently working with a few other investors looking to buy similar properties in this market. I think I actually know the first property you mention that is a foreclosure. I have not got out to see that one in person yet, but it has been on my radar for a few other clients. Either way, there are a number of good options currently on the market for the goals you have laid out. You mentioned a median rent of $1,160. That seems very low. Especially if you are looking in the Mid $100K to $200K range. I would expect a rent in the range of $1,400 - $1,900 depending on area and condition of the home. I agree with Hannah, most of the Fayetteville market has performed well in regards to cash flow over the past few years. I am a real estate agent and I work with multiple investors here from out of state. Murchison Rd and the area surrounding Fayetteville State University tend be avoided by most, but I have found success even in those areas. Just be sure to have someone you trust and knows the area to give you the boots on the ground perspective. Good luck and reach out if you need anything!

As Hannah has pointed out and as you have learned from the podcasts, Fayetteville is a great market for cash flow! I have worked with other BPers here previously and have found success in the lower to mid price points for "starter homes". Manufactured homes are also very successful in this market. Unfortunately, the popularity of small multi families has blown up in the past few years making those deals hard to come by. The main thing to be concerned with in Fayetteville is making sure you have someone boots on the ground who knows the area as it can go from good to bad relatively quickly. Good luck!

@Renee Ross I have been looking into flipping manufactured homes as well and have come across some really good info on this site! Specifically, one of the most recent BP podcast guests covered this topic pretty extensively. What is even better, is he is in the Wilmington, NC market which is very close to the Fayetteville, NC market that I work in. I can personally attest that these areas have great investment opportunities in this niche. You can find the episode here:
