As for seller financing, I have not issue finding it. Just ask for it and it it doesn't work, go on to the next deal. You just don't need that many deals to afford to wait for a good one. I'm finding it all the time.

 Steve, thanks for the insights and your strategy about GOOD quality house & seller financing, just want to make sure I understand your strategy correctly:

1. When you say "GOOD quality house ", what is your criteria exactly? 

2. For seller financing deals, when you ask for it, do you mean on market ones or through networking with other investors?

Hello investors!

I moved to Durham recently and started to looking into markets close to me, so far I have been looking into Fayetteville for a while and it seems to be a great market that you can still find cashflow deals from MLS. I have been talking to investors here and there, and everyone mentioning there are certain areas I need to avoid. I'm currently working on my buybox for long term buy and hold, I wonder if I can get some insights here for B/C neighborhoods, where I should be looking into for cashflow and where I should avoid? Hello!

I just relocated to Durham due to a job change, I used to invest in Seattle and is investing in Allentown PA. Given triangle area seems to be a great real estate market, I would also love to start looking here. I would love to connect with locale investors to see how to invest in this market, what are good strategies here especially with high interest rate, and what areas to look into etc. Please comment below or DM me if you would like to connect!

@David Ribardo is my agent, he is an investor himself and specialize working with other investors, so far he and team helped me close 3 multifamily properties, only good words. 

I would suggest network as much as possible, talk to many investors and talk to different agents, there are several very knowledgable and friendly folks on BP in that area.

Hello BP community & Lehigh Valley investors!

I'll be visiting Allentown area this Thursday and stay over the weekend. I plan to check my out-of-state property there, along with another one under contract (hopefully one more by the time I get there), meet my locale team, visit friends, talk to investors I know online, and tour neighborhoods in Slatington, Bethlehem etc. As a first time vistor, any area/town you would recommend to check out? Any locale meet ups for real estate investors? Also feel free to ping me if you want to meet in person, we can grab some coffee and chat about investing, maybe we can pair up on some deals one day 😄

Hi, Christine, I invest in Allentown myself as an OOS investor. All of the market above sounds promising, but rather than finding the prefect market, I would encourage you to network with investors in above market as much as possible. I see investors making money in every market, and I see people losing money in even most promising market. After talking to many OOS investors, I do not think market is a deciding factor for success or not. If you can find a team you can trust in a market, that is the place to go.

Major issue in Lehigh Valley now is the low inventory, if there is something good on MLS, it will probably go under contract with in few days, with a cash offer, really hot market from LTR perspective. Please feel free to reach out if there is anything I can help. My realtor is @David Ribardo, before you making a decision on market, feel free to reach out to him, as an investor in the area himself, he can provide you all the pros and cons in the area. No rush making a decision on market, take the time to network, check the on market deals, no purchase until you feel really comfortable with your locale team.

With that being said, I definitely suggest you connect to as many investors as you can, and David Ribardo is definitely some one you want to reach out in Lehigh Valley area if you want to explore there more. I have been working with him and his team since last Nov, only good words about them, so maybe I'm little biased on this. You can also check out other folks in the forum from the area, all are very friendly and helpful!

Comparative to Philly, you will find that the landlord / tenant laws are much more favorable towards investors. The ease of management, quicker turnaround if you have to do an eviction, and simpler inspection requirements make it a little nicer from a management perspective. The return on investment numbers are similar. The biggest challenge you will find here is a lack of inventory. In Philly there are tons of off-market deals available through wholesalers, but in the Lehigh Valley the ones that come across my desk usually have some deal-stopping issues. As such, we have had to come up with some creative strategies to get our clients properties. We typically are seeing new investors that are looking for a BRRRR strategy duplex go under contract within four weeks of starting their search.


Plus one on what David said, both markets would work and have their own pros and cons. Given both are close to your area, I would suggest you network with local investors and go with the one you feel most comfortable with, based on the team you can build there.
