Hi Alyssa...You have come to the right forum to gather intelligence from experienced investors. There is a lot of good information on this thread shared by OOS investors. There is a lot to consider when choosing to invest outside of your backyard.   The quality of the neighborhood, the quality of the PM Co, the quality of the renovation work are all important. I can help you with the right questions to ask and how to identify the right market for you. Cash flow and appreciation are both important to helping you grow your wealth with long-term rental property. There are cheap houses in cheap markets with low rents and then you have your A class rentals in nice areas with high rents. Your risk tolerance will dictate which type of property is most suitable for you. I have 16 years of helping OOS investors identify the right market and the right questions to ask. Atlas PM Co is a good company for managing LT rentals. They only operate in specific areas. Which area of Montgomery are you looking to invest in?

Hi Alston...I have properties with MidSouth HomeBuyers and I highly recommend them as a turnkey operator. They are considered one of the best TK operators in Memphis. I am happy to share my experience with them. I have known them for 10+ years and have been an investor with them for the last 4 years.

Hi Edna and Karen,

I have worked with several Canadian investors helping them buy US real estate. 

Edna~ I know you are looking to invest in cities closest to the Canadian border, however, I would encourage you to cast a wider net as you can find some excellent cash-flowing properties throughout the SE USA. Some turnkey operators are offering discounted DSCR loans requiring 30% down. The latest rates and terms I have seen are for rates in the mid 6% to 7% range. DM me for more details.

Hi TY...Welcome to BP!! This is a very useful site to help you grow as a real estate investor. 

I know you mentioned you are looking to flip houses yourself in the BHAM market.  Do you have any interest in working with a local turnkey operator in AL to help you acquire a completed property with a renter already in place? 

This may be an easier way to ease into investing in real estate. 

If you want to go the house flipping route, I may have some wholesalers for you. DM me for more intel.

Hi VG...Jay H is right. SI is a true turnkey provider. We are not a marketing company that sells other operators' properties. 

I understand your hesitation in dealing with another TK operator, but not all operators are created equal. Some are downright terrible. It sounds to me like CR is one of those operators who does not operate with integrity. I have no personal experience with them, however, I am basing that opinion on what you shared.

Hi Brandon...Welcome to the BP forum.  Choosing to invest in real estate will benefit you and your family for generations to come. Investing in real estate pays you in 5 ways appreciation, depreciation, cash flow, amortization, and inflation profiting. It is the best way to build your net worth over time.  Remember this little nugget: There are 3 things you need to do to win the money game.

1. Invest in assets that appreciate in value

2. That generate monthly cash flow

3. Reduce your tax liability. 

RE does all 3 and more.

Hi Scott,

Congratulations on finding Bigger Pockets and for beginning your real estate journey! You are positioned very nicely to build a substantial real estate portfolio for long-term wealth generation and monthly cash flow.  I just worked with an investor who had $5M in cash (he sold his tree-cutting business) and I was able to get him into 11 properties in AL and FL.  All 11 were new construction with 8 being SFRs, 1 duplex, and 2 quads that produce an annual income of around $250K a year after all expenses.  With the starting capital you have you can essentially double this. 

I am happy to show you the spreadsheet I worked on with him so that you can see the ROI, and cash flow just to see what is possible. This may be a nice springboard for you to contemplate how to deploy your capital into a nice annual revenue stream. Feel free to DM me if you would like to check it out.

I understand it can be overwhelming just starting out and then trying to deploy such a large sum of capital. Hiring a Financial Advisor along with a CPA who are both real estate investors is another suggestion I have for you. I can assist you with those needs too, should you need them.
