Indianapolis Market Stats

I came across some these awesome market stats for Indianapolis and thought I would share. Indy is a market that has been under the radar for the last 5 or so years but is gaining a lot of attention from institutional and out of state investors (for many reasons!).

What are some other emerging markets you are targeting?

Louisville is a decent market as well. I’m confident we will find something there really soon.

Thanks for sharing this, @Justin Goodin. Can you share the source? Some of the text is so small it's hard to read and I'm very interested in this. Thanks!

@Justin Goodin I agree. Indianapolis is a great market not just because it cash flows well but it has strong economic/demographic trends such as a growing population, growing jobs, a modern economy with a diverse employment base. We've been active in Indy for 10 years now. I have to disagree that it is under the radar though. I think most investors have discovered it's potential. We're expanding in to the Quad Cities which I think is truly under the radar. The Quad Cities is a medium sized marked with affordable prices and strong cash on cash returns. The Iowa side is best due to lower property taxes, business friendly climate and more landlord friendly.

Thanks @Justin Goodin I just closed on a Multi family on the east side this week. For any ground up builders check out Renew Indy. The city is basically giving you properties next to nothing but you have to build with there guidelines. Anything close to downtown is a great buy and hold as well. I believe it’s going to be a different place in 10 years.

@Justin GoodinI’d like to connect with you if you live in or near Indy?

I can put you in touch with the agent that’s been working with me if you’d like. I’m only buying in indy since I manage and maintain my properties.
